Frequently Asked Questions

What is unacceptable credit history?

Many factors are weighed when running credit checks, however a few of the biggest ones are:

  • low credit score
  • high debt to income ratio
  • history of property debt

These are all weighed against everything else in the credit score before making an approval decision.

Also, under the Fair Credit Reporting Act, applicants may claim inaccuracy with the information included in the credit report. To do this, the applicant must request a copy of the credit report from the reporting agency within 60 days of receiving their results, and then contact the property owner.

What if I can’t supply the requested documentation?

Bridge Property Management requires certain documentation from our applicants, including pay stubs, bank statements, ID, rental history, etc. If the applicant does not have one or more of the required documents, they should contact the property manager to see if there is another document type that would suffice, or if there are other options for approval.

Our goal is to work with applicants, and where it is possible to stay in the bounds of Fair Housing Law, our team is determined to find a solution for approval.

Why do you request W-2’s or paystubs with my application?

Details about an applicant's employment are used to verify the income amounts listed in the application. Applicants should always make sure that the income listed on their application matches the amount listed on their pay stub or W-2. These details, know as income verification, is required from every applicant before their application can be approved.

How do overdue debts and obligations affect my application?

Part of the credit report includes any overdue debts or obligations that the applicant has outstanding. If the applicant has too many pending debts or obligations, the property owner may choose to reject their rental application.

Note that although overdue debts are tied to the credit score, they are not necessarily the same thing. Even if the applicant has a high credit score, they may still have substantial debt and the property owner may decline the application.

What is included in my background check?

The Credit Report Summary from TransUnion Credit Reporting Agency includes a credit score, balances, debts, credit inquiries, and collections. Applicants can request a copy of your credit check from the reporting agencies once the check is complete.

What are you looking for in my rental history?

We check rental history to ensure a consistent payment history, verify information on the application, and check for any lease violations or outstanding balances.

With rental history checks, Bridge may also ask about late rent payments, eviction notices, or property damage. These factors will play a role in the application approval, and applications with too many of the above red flags may be denied.

How does my credit score affect my application?

Bridge runs credit checks on prospective tenants to get a sense of an applicant’s financial history. A low FICO Credit Score (below 580) could suggest that the applicant’s payment history is insufficient, and that they may not pay rent on time or in full.

While a low credit score and other factors combined may result in an application rejection, in certain cases Bridge can approve applicants with low credit scores so long as they add a guarantor or cosigner to their application. A guarantor takes financial responsibility for a lease should the primary applicant be unable to pay their rental balance.
